The sun porch is gone, and the crawl space/foundation is ready for the addition.


 

 

Using the yard's original footprint  . . .


 

 

. . . they now have a safe, strong, energy efficient living room and a large, comfortable master suite... all in the house they love . . . without leaving their neighborhood.  A win/win situation.


 

 

To give the kitchen a more open feel, we completely removed the former back wall of the house and opened it up to the new addition's great room.  The peninsula has seating on the great room side, so company can be close while the chef is making preparations during festivities.


 

 

Opening up the walls added enough room to provide an island for food preparations. 


 

 

These kitchen photos give a glimpse of the owners' many fine choices in finishes on this project.


 

 

The owners wanted a fireplace but didn't want to block the view of their beautiful back yard.  A central gas fireplace and custom built-in's did the trick.


 

 

Instead of a plain hallway that connects the old spaces to the new, we created an attractive quiet space that either separates you from or welcomes you into the master bedroom.


 

 

The master suite had a low ceiling due to framing constraints, so we vaulted the ceiling and added an arch top window to make the space seem larger.


 

 

Sure, what you see looks nice.  What you don't see is a highlight for the owners during the cold months.  We installed an electric radiant heat system under the ceramic tile floor that keeps the master bath cozy in the coldest months of the year.


 

 

The old tub stayed in place, but we moved the toilet and sink locations to allow easier access.  New tiles and a marble vanity top make for an upscale children's bath.
